Homes ready from December 2026 to the end of 2029

Royal Ventures is a young real estate developer in Greater Porto that restores old buildings and builds new apartments in Porto, Vila Nova de Gaia and Matosinhos. In this Royal Ventures review, we look at who is behind it, what it builds, what its homes cost and what to weigh before you buy.

It is not an estate agency: it sells the homes it develops. Royal Ventures is the brand of Creativewonders, Lda (tax number 517952947), registered in January 2024 and founded by Udi Yadin and Alon Amram. Everything below comes from its website, the Portuguese press and the company register, with the sources at the end.

Who Royal Ventures suits

  • Buyers who want a home in a restored building in the centre of Porto or on the Gaia riverside.
  • Buyers who are happy to buy before completion and wait for the keys.
  • Investors who like that the partners invest their own capital too.
  • Investors who want to back a development, not just buy a finished flat.

Who it may not suit

  • Buyers who need the keys straight away, as most units are sold before completion.
  • Buyers looking elsewhere in Portugal, as all projects are in the Porto area.
  • Buyers who want to compare prices online before getting in touch.

Royal Ventures reviews: what buyers say

At the time of writing (October 2026), we found no public reviews from buyers. Its Facebook page had no ratings, and we found no Google reviews.

That is not a warning sign in itself. The company was registered in January 2024, and the earliest completion date it has published is December 2026, at Sá da Bandeira. Until reviews appear, the best checks are the ones any buyer should make: visit the building, ask for the licences and have a lawyer read the promissory contract.

Pros and cons

Pros

  • Buildings with a past, restored by known architects: a bank headquarters from the 1960s in Porto (Atelier In Details) and a former Port wine cooperage in Gaia (Pedro Mosca & Pedro Gonçalves Arquitectos).
  • Sought-after areas in Porto, Gaia and Matosinhos, with Pescaria facing the Douro.
  • Strong demand: 17 of the 18 apartments at Pescaria were sold before the works were finished.
  • Clear payment terms: 20% when you sign the promissory contract and 80% at the deed.
  • An English-speaking team and a website in five languages.
  • Yearly performance reports for investors.
  • Partners invest their own capital in every project.
  • Featured in well-known Portuguese media such as ECO, Jornal de Negócios, Jornal Económico and Idealista.

Cons

  • Many homes are sold before completion, so you wait for delivery: the published dates go from December 2026 to the end of 2029.
  • Prices are not on the website: you have to ask for them.
  • A recent brand (the company dates from 2024), so there are few buyer reviews so far.
  • It only builds in Greater Porto.
  • Smaller units in some buildings, with many studios and one-bedroom flats.

Projects and prices

Royal Ventures lists 10 projects on its website: 7 on sale and 3 coming soon. These are the three with the most public detail.

The other projects on sale are Santa Catarina, Cedofeita, Álvares Cabral and Almada, in Porto, and Ivens, in Matosinhos. Beco do Campo Alegre, in Porto, and Maia are coming soon.

Sá da Bandeira, Porto

A 1960s former bank headquarters on Rua de Sá da Bandeira, in downtown Porto, is being converted into eight apartments, from studios to three-bedroom units, plus a 220 m² retail space. The investment exceeds €8 million, and completion is scheduled for December 2026. By October 2026, three of the eight apartments had been sold, one was reserved and the retail space had already been bought. Prices range from €285,000 to €1.2 million.

Pescaria, Vila Nova de Gaia

A former Port wine cooperage facing the Cais da Pescaria, on the Gaia riverside, is becoming 18 apartments of 36.5 m² to 95.3 m² and two shops. The company puts the prices across the development at €295,000 to €726,000, for a total sales value of €10 million. In September 2026, 17 of the 18 apartments had been sold, and a one-bedroom flat of 89 m² with parking was on sale at €499,000. The works are due to finish in early 2028.

Custóias, Matosinhos

This is the developer’s first building made from scratch: 51 apartments, from studios to two bedrooms, with an investment of €15 million. The works are due to start in the first quarter of 2027 and finish at the end of 2029. Prices had not been announced in October 2026.

How buying works

Each project has its own page on the Royal Ventures website, with the homes still available and a form to book a visit. Prices are given on request.

On the projects reported in the press, you pay 20% when you sign the promissory contract (contrato-promessa de compra e venda) and the remaining 80% at the deed (escritura). The website also has a calculator for IMT, the property transfer tax, and a mortgage calculator. If you will need a mortgage, our article on mortgage life insurance explains one of the costs that comes with it.

Before you sign, have a lawyer check the promissory contract and the building’s licences, as with any home you buy in Portugal.

Bottom line

Royal Ventures is a young developer with a clear focus: buildings with character and new apartments in Greater Porto, sold directly and in English. Pescaria sold 17 of its 18 apartments before completion, and the payment terms are simple. The trade-off is time and track record: most homes are bought before completion, and owner reviews will take time to appear. If you are looking for a home in Porto and can wait, it is worth a visit.
